Conveyancing
Sellers and buyers need legal representation for the transfer of ownership. Instructing a conveyancer early can help sellers prepare documents before a buyer is found and gives buyers a clearer route once an offer is accepted.
Energy Performance Certificates
An EPC may be required when marketing a property, subject to the current rules and any applicable exemptions. Checking whether a valid certificate already exists can avoid unnecessary duplication.
Photography and floorplans
Clear marketing material helps buyers understand the property before they book a viewing. Photography should show space and condition honestly; floorplans should be legible and useful rather than decorative.
Removals, clearance and preparing to move
Moving can create practical tasks that have little to do with the negotiation itself. Clearance, storage, removals and final preparation may all need arranging, particularly for inherited, vacant or long-held properties.
Auction and alternative selling routes
Auction can be appropriate for some properties and circumstances, but it should be considered alongside likely buyer type, condition, legal preparation, reserve strategy, fees and timescale.
Mortgage and financial advice

How referrals should work
If we introduce a third-party service and receive a referral payment, that should be disclosed clearly before you choose whether to proceed. You should remain free to select your own provider.
